Understanding Total Monthly Costs: HOA, Insurance, Utilities, and Lake Math
I’m Jeffrey. We call it Lake Math, and it is friendlier than it sounds. Start with HOA dues: in many 55-plus communities, they replace paid services like lawn care, exterior maintenance, and amenity fees. Right there, life gets simpler. Insurance comes next: docks, seawalls, and tree cover change premiums, so we obtain quotes calibrated to the property realities.
Utilities round out the picture. Irrigation, EV charging, boat lifts, hot tubs - they are all manageable when they are visible on paper. We gather a 12-month snapshot where possible and add a small cushion for comfort. Finally, we suggest two funds: a joy fund for the boat, golf cart, or hobby gear - and a calm fund for pressure washing, shoreline steps, and the occasional roof tune-up.
When the math feels right, the sunsets feel even better.
