Insurance comes next: docks, seawalls, and tree cover change premiums, so we obtain quotes calibrated to the property realities.

Utilities round out the picture. Irrigation, EV charging, boat lifts, hot tubs - they are all manageable when they are visible on paper. We gather a 12-month snapshot where possible and add a small cushion for comfort. Finally, we suggest two funds: a joy fund for the boat, golf cart, or hobby gear - and a calm fund for pressure washing, shoreline steps, and the occasional roof tune-up.
